Building Maintenance Manager job in Dubai, UAE

Education :
Bachelors Degree.

Experience : 1 - 5 Years.

Skills :
  • Conduct inspections of building for needed services and repairs. 
  • Coordinate emergency and regular repairs and coordinate repairs to buildings. 
  • Maintain fire protection systems and equipment. 
  • Supervise landscaping and grounds maintenance. 
  • Coordinate maintenance and repairs to structural, mechanical and electrical systems.
  • Coordinate maintenance and repairs of boilers, heating and ventilation systems, pumps weather stripping. 
  • Coordinate maintenance and repairs of building interiors and exteriors. 
  • Coordinate maintenance and repairs of finishing, ceilings, flooring and roofing. 
  • Supervise maintenance staff in order to ensure a positive and healthy work environment. 
  • Evaluate, train and develop staff. 
  • Provide leadership, guidance and counseling to staff. 
  • Promote staff morale and workplace safety. 
  • Assign tasks and ensure schedules are maintained. 
  • Adjust tasks to meet staff capabilities. 
  • Recognize and deal with language problems. 
  • Provide opportunities for training. 
  • Ensure work place safety is practiced. 
  • Supervise staff and delegate responsibilities. 
  • Take corrective action when required. 
  • Perform other related duties as required.

Responsibilities :
  • Responds to emergency requests for facility and equipment repairs.
  • Oversees clearing of snow and ice from parking lots, entrances and sidewalks. Makes sure property is kept safe for pedestrian and vehicular traffic.
  • Maintains and repairs snow removal and lawn care equipment.
  • Maintains boiler and related infrastructure. Performs required tests and keeps required logs.
  • Keeps building plans and blueprints filed in proper order.
  • Makes sure tools and equipment are properly organized and stored.
  • Tracks facility work projects both unfinished and completed.
  • Maintains, orders and picks up the appropriate supplies needed for repairs and renovations and janitorial work.
  • Requests, assembles and analyzes contract bids. Submits bids and recommendations to Facility Director for action.
  • Tracks facility repair and utility costs with spreadsheets and graphs. Evaluates and submits cost reduction ideas to Facility Director.
  • Oversees contractor repairs as needed.
  • Inspects and repairs restrooms as needed.
  • Performs mandatory safety tests. Makes sure necessary safety inspections by outside contractors are completed as required. Maintains proper records.
  • Develops and implements computerized preventive maintenance schedules.
  • Maintains repair records and prepares related reports.
  • Creates project time lines and researches expected costs.
  • Performs equipment and facility repairs as needed.
  • Maintains and repairs company vehicles.
  • Makes sure all maintenance work areas are clean and organized.
  • Supervises housekeeping staff to ensure that buildings are kept clean and maintained, both interior and exterior.
  • Makes sure carpets and tile floors are properly maintained.
  • Maintains computerized housekeeping check lists.
  • Orders supplies and ensures that supply closets are stocked.
  • Maintains, repairs and stores cleaning equipment.
  • Oversees and participates in painting, remodeling, and building repairs.
  • Maintains a property list of tools and equipment.

A building maintenance manager handles repairs, cleaning and other general upkeep for a building. Building maintenance managers work for businesses such as hospitals, government agencies, hotels, schools and apartment complexes. They perform a wide range of tasks, from shampooing carpet to repairing furniture to mopping floors to changing light bulbs. Maintenance managers might also hire, train and direct a staff.
